The agents at Right Size Realty are working with several buyers that are getting discouraged in todays real estate market. If you find a home that you really want, there are some things buyers must be prepared to do. Low housing inventory and historic low interest rates are driving a highly competitive market in Central Mississippi.

·         Move quickly! Homes are going under contract within hours of hitting the market. You cannot wait to see the home until it is convenient for you. It probably will be under contract by then.

·         Homes are going over the asking price. We have seen offers at $5,000 to $20,000 over asking price.

·         Waive seller paid closing costs in your offer.

·         Waive as many contingencies as possible (home inspections, pool inspections, home sale contingencies etc.) or at least waive any repairs from the inspections.

·         Cash buyers that offer quick closings have an advantage. Your offer may be competing with a cash buyer.

·         Consider offering to pay the difference if the appraisal comes in under the sales price.

·         At a minimum, have a pre-qualification letter from your lender or even better, a pre-approval letter.  Click here to read about the difference.
