Sellers are always looking to save some money. When listing your home, should you choose a full-service realtor or a discount brokerage? It depends on how much time you can devote to the sale of your home, your knowledge of the real estate market, negotiations skills, and managing the transaction to bring it to closing. If you work full-time outside of the home or have moved out of town, or not sold a home in several years, you may be better served with a full-service brokerage. Remember, you get what you pay for.

Full-Service Brokerage. A full-service brokerage will come tour your home, discuss your expectations, recommend repairs, hire a professional photographer, competitively price your home, and provide professional marketing.  Beyond the listing, full-service realtors will be the conduit between you and any buyers in the area. If repairs are required following the home inspection or appraisal, a full-service REALTOR will coordinate repairs and meet the repair people at the home for you.  Heck, I have scooped a dead opossum out of a swimming pool at 8 PM before a showing the next morning. We do whatever it takes to get your home sold. A full-service realtor typically costs you anywhere between 2.5-3% of your final sale price. 

Discount REALTOR. Discount brokerages offer partial services at a discounted rate. Services include listing your home on the multiple listing service (MLS), giving you a sign to stick in the yard, and maybe a half hour of customer support. Since discount brokerage are working for a discounted rate, they do not provide value added services. Most charge a flat fee or a discounted commission (2%).

There is nothing wrong with either model. As a seller, you should know which model would work better for your situation.
