Let’s face it! Buying and/or selling a home and moving is stressful. Combine all three and it can get tricky. Here are some pros, cons, and tips to consider.

Buying First

·         You have a place to go.

·         You could have two mortgages for a short period of time. You can consider a “bridge loan” to bridge the gaps between now and the time when your home sells. Talk to your lender.

Selling First

·         You may not find a new home before your current home sells and have to find a short-term rental or Airbnb.

·         You have better negotiating power when you find a home that you want (in a seller’s market, purchasing a home contingent on the sale of your home is less attractive to sellers).

Tips

·         Prepare your current home to sell.  Clean, declutter, have repairs done, and create curb appeal. The more days on the market, the less you may get for your home.

·         Talk to your lender and discuss your options.

·         When your current home is ready to put on the market, (a) price it competitively to generate multiple offers, (b) use a professional photographer, and (c) interview and hire a REALTOR to help you price and market your home and negotiate the terms of the contract.
