There are numerous steps involved in the buying or selling of a home. One of the last steps includes getting a Wood Destroying Insect (WDI) inspection. Common wood-destroying insects include termites, carpenter ants and bees, and wood boring beetles. These types of pest insects feed on, tunnel through, and nest inside of wood, potentially causing tens of thousands of dollars worth of structural damage to a single house or building.
The cost of the WDI inspection is negotiated in the contract by your REALTOR. The cost typically ranges from $100 – $200 depending on the size of the home. Lenders require a WDI inspection when financing a home. However, even if you are paying cash, I highly recommend a WDI inspection as part of the due diligence process on a home.
In the event that WDI are discovered, your REALTOR can negotiate treatment and repairs or the buyer can step away from the contract without penalty. If you need help buying or selling your home, contact one of our agents at Right Size Realty.
